Dubai’s hospitality sector continues to demonstrate immense resilience, with legacy properties successfully modernising to meet evolving global demands. Leading this charge is Al Bustan Centre & Residence, a pioneering property that has shaped the emirate’s hotel apartment landscape for nearly 30 years.

According to Moussa El Hayek, Chief Operating Officer of Al Bustan, Dubai’s unique positioning ensures it remains insulated from global volatility. "Dubai always will be the last to be affected and the first to be recovered," El Hayek stated, pointing to the city’s robust infrastructure and safety as key drivers for rapid post-crisis recovery. Despite recent regional tensions, the property recorded a remarkable 7 per cent year-on-year increase in occupancy over the first eight months of the year, driven by seamless national carrier connectivity.

To maintain its competitive edge against a growing supply of luxury hotels and short-term holiday rentals, Al Bustan recently completed a major six-month aesthetic overhaul. The renovation of its massive 640-room inventory was strategically managed in phases without a single hour of closure to avoid disturbing guests. Following the revamp, the property has experienced an exceptional surge in guest satisfaction and is currently enjoying very high occupancy levels.

A significant post-pandemic trend for the property is the rise of the ‘home away from home’ segment. Families and remote professionals are increasingly choosing Al Bustan for extended stays, balancing international businesses while residing in Dubai.

Beyond corporate and leisure travel, sports tourism remains central to Al Bustan’s commercial growth strategy. For 14 years, the property has served as the exclusive home for the Fazza Championships, offering tailor-made rooms designed specifically for athletes with determination.

Looking ahead, environmental responsibility is increasingly vital to operations. "Sustainability is very, very important," El Hayek emphasised. "It should not be just an initiative. It's something that we have to work on in order to reduce pollution, to improve efficiency and to lessen the expenses."

Having partnered with Dubai Municipality on green initiatives for five years, the brand continues to drive these targets forward while exploring new markets at the Arabian Travel Market.
